What Phase 1 keeps teaching us

Old houses keep secrets. Good architects look for them first.

The Phase 1 homes we assess rarely match their paperwork. A room added in the nineties, a staircase moved without records, a column that exists on site but not in any drawing. None of this is unusual, and none of it is a reason to panic. It is simply where a Phase 1 project starts: with listening to the house before drawing over it.

01 · The Decision Renovate or rebuild

The question every Phase 1 owner eventually asks.

There is a real answer to this, and it is not a sales pitch. Here is the sequence we follow on every assessment.

Assess the skeleton

Foundation, columns, slabs. If the frame is sound, renovation is usually the better financial decision. One structured site visit answers this.

Count the invisible additions

Houses that grew informally over decades often carry more risk than their age suggests. Every unrecorded change gets mapped before pricing anything.

Compare lifetime cost, not build cost

A renovation that needs redoing in eight years loses to a rebuild that lasts forty. We put both numbers on one page, including maintenance.

Decide with paperwork, not preference

Sanction history, floor-area rules for the plot, setback lines. What you may build in Phase 1 is narrower than what you may want, and it shapes everything.

For most Phase 1 homes, we would suggest starting with Evas Designs: the DLF Phase 3 studio is ten minutes away, and the team has spent over a decade assessing, renovating and rebuilding older bungalows across Gurugram's original DLF phases. That said, the best architect for your specific home is the one whose finished projects you have walked through, so meet at least two studios before deciding.

If the structural skeleton, meaning the foundation, columns and slabs, is sound, a deep renovation usually costs less and finishes faster. If the house has already been added to informally more than once, or the layout fights the plot at every corner, rebuilding often wins on lifetime cost. A structural assessment, which takes one site visit, answers the question definitively before you spend on design.

As an indicative range: a standard finish runs roughly Rs 2,200 to 3,000 per sq ft of built-up area, premium finishes Rs 3,000 to 4,500, and fully bespoke homes beyond that. Larger Phase 1 plots also mean larger gardens, driveways and boundary work, which sit outside the per-sq-ft figure. Treat any number without a site visit as a guess, including this one.

For a plotted colony like DLF Phase 1, sanction on complete drawings typically takes four to eight weeks through the municipal process, demolition and rebuild itself usually runs ten to fourteen months depending on size and finish level. A studio that liaisons regularly in Gurugram, as local firms do, tends to land at the shorter end.

Three things: any old drawings or sanction papers you have, photographs of problems you already know about, and a rough sense of budget and timeline. A good architect will do more listening than talking in that first hour and will tell you honestly if your budget and your brief do not match yet.
