A north-facing house is a gift. The plan decides whether you keep it.
North is Kubera's direction, the zone of wealth and opportunity. It is also the most forgiving light in Delhi NCR: soft, even, and kind to rooms all day. But a north-facing plot only pays off when the entrance pada, the room placement and the slope are right. This guide is the same checklist our architects use before we draw the first line for clients in Gurgaon, Delhi and Noida.
Wealth on paper, daylight in practice.
Vastu links the north with Kubera, the treasurer of the gods, so a north entrance is read as an open door for income. The practical gain is just as real: in Delhi NCR the sun never beats straight into a north wall, which means gentle light, cooler rooms and lower air-conditioning bills.
The only direction that never glares.
East light is lovely at dawn and gone by ten. West light punishes you from May to September. South light is strong and vertical. North light alone stays soft and even from morning to evening, which is why artists' studios and reading rooms have always faced north. In a Gurgaon summer, a north-facing living room can run two to three degrees cooler than the same room facing west.

The north wall has eight gates. Only three are wide open.
Divide the north wall into eight equal parts, counting from the north-east corner towards the north-west. Each part is a pada, and each pada carries a name and a temperament. Where your main door lands matters more than the facing itself.

Door already in the wrong pada?
An internal lobby, a raised threshold, a mirror and light correction, or simply using a second door in a good pada as the ceremonial entrance solves most cases. You rarely need to move the gate itself.
Measure before you worry
Padas are measured on the built wall, not the plot line, and a difference of one brick can shift a door from N2 to N3. We measure on site with the centre marked before saying anything is wrong.
Corner plots are different

Where everything goes in a north-facing home.
This is the placement table our architects start from on every north-facing plot in Gurgaon and Delhi NCR. Site conditions always adjust the final plan, but these zones hold across plot sizes from 60 to 500 square yards.

The north-east is sacred ground
Every table like this one reduces to a single rule: keep the north-east light, open, low and clean. Whatever goes wrong elsewhere can usually be balanced. A cut, a toilet or a heavy store in the north-east is the one fault that keeps costing you.

Before the plan, the ground has rules too.
A perfect plan on the wrong plot is still a compromise. Four ground-level checks tell you how much the site will cooperate with a north-facing layout.
- Slope: the land should fall towards the north or the north-east, so water and energy drain towards the light zone
- Borewell or underground water: north-east first, north or east second
- Compound wall: higher and thicker on the south and west, lower and lighter on the north and east
- Garden and open space: keep the bigger share on the north and east sides of the house
Six ways north-facing homes go wrong in NCR.
These are the faults we find again and again in Gurgaon builder floors and Delhi floor purchases, most of them baked in by builders who draw one plan and mirror it across a whole row.
The mirrored plan
A builder draws a south-facing plan and mirrors it for the north-facing plots across the road. The kitchen lands in the north-east and the master bedroom in the south-east. If you bought a mirrored unit, the fix is usually internal: swap room uses, not walls.
The door pushed to the corner
To fit a wider car porch, the main door slides into N1 or N8. The porch gains two feet; the entrance loses its pada. A second ceremonial door or an internal lobby realigns the entry without touching the gate.
The toilet stacked over the pooja
In multi-floor construction the wet stack often rises straight through the north-east, so an upper floor's toilet sits above the ground floor's pooja. Planning the shaft on the west wall from day one costs nothing; moving it later costs lakhs.
The heavy north-east
Lift machine rooms, overhead tanks and servant stores dumped in the north-east because that corner was left over. The north-east should carry the least weight on the entire plot.
The sealed north
Front balconies glassed shut for air-conditioning, turning the best light zone into a dead wall. Keep at least part of the north open: a balcony, a court, even a large openable window band.
The wrong slope
Paving that drains rainwater towards the south-west because the contractor levelled to the road, not the plot. Regrading a driveway is a two-day job and one of the cheapest Vastu corrections that exists.
Why Gurgaon is full of north-facing plots.
DLF phases, Sushant Lok, South City and most HUDA sectors were plotted on grid roads, so roughly a quarter of every colony faces north. Park-facing rows in these colonies are very often north-facing, which is one reason they command a premium: the Vastu benefit, the green view and the soft light arrive in the same package. If you are shortlisting plots, that combination is worth paying for. If you already own one, the plan is the only thing standing between you and its full value.

Plans that passed both tests: Vastu and Tuesday.
Our plot in Sector 57 faces north and the builder's draft had the kitchen in the north-east. Evas reworked the whole ground floor without moving a single column. Our panditji approved the plan in one sitting, which has never happened in our family before.
We bought a north-facing builder floor in South City 1 and only afterwards realised the entrance was in the last pada. The team designed an internal lobby and a second ceremonial entry. No demolition, and the house finally feels settled.
They reviewed our Noida villa plan over one site visit and one call, marked the padas on the drawing, and shifted two rooms on paper. That single review saved us from pouring a staircase in the wrong corner.
North-facing Vastu, answered plainly.
Yes. North is the direction of Kubera, the deity of wealth, and a north-facing home is considered one of the most auspicious orientations in Vastu. It also works well practically in Delhi NCR: north light is soft and even through the day, so living spaces stay bright without harsh afternoon heat. The direction is only half the story though. The entrance pada, room placement and plot slope decide the final result.
The north wall is divided into eight padas counted from the north-east corner. Mukhya (3rd pada), Bhallat (4th pada) and Soma (5th pada) are considered the most auspicious for the main entrance. Bhallat is traditionally linked with prosperity and is a favourite for family homes. Avoid placing the main door in the 1st or the last two padas near the north-west corner.
The south-east corner is the first choice for the kitchen in a north-facing house, because that is the zone of fire and it stays independent of the north entrance zone. If the south-east is not possible, the north-west is the accepted second option. The cook should face east while cooking. Avoid the north-east corner for the kitchen, because fire in the water zone is one of the most serious Vastu faults.
Avoid toilets in the north and north-east. The north is the wealth zone and the north-east is the sacred zone, so a toilet in either is treated as a major defect. The accepted zones for toilets are the west, the south and the north-west. If your existing north-facing home already has a toilet in the north, remedies like keeping it dry, ventilated and lightly used help, but a plan review is the honest answer.
Yes, north-facing commercial spaces are considered excellent for business because the north is linked with cash flow and opportunity. Keep the entrance in the Mukhya, Bhallat or Soma pada, place the owner seating facing north or east, and keep the north zone of the shop light, open and uncluttered so footfall and light move freely.
Most faults can be corrected without demolition. Interior changes like moving the pooja to the north-east, shifting heavy storage to the south and west, correcting mirror and bed placement, and reworking the entrance lobby inside the same door position fix a large share of problems. Structural changes like relocating a toilet or staircase are bigger jobs, and we tell you honestly which category your home falls into during a plan review.
